If you have an old roof the chances are that it will need repairing in the near future, if not now. However, even if your roof is just a few years old, or even brand new, repair work might need to be carried out if unforeseen damage has occurred. There are many reasons why you might need roof repairs, here some of the most common reasons.

Leaks and moisture ingress

Leaks or moisture ingress can occur for a number of reasons, including flashings not being installed properly or loose waterproof membranes. The consequence of this is that internal structures within your roof and building can show water damage, mould can also build up causing an unhealthy living environment for your family or colleagues.

Blow-offs, tenting and billowing

Poorly installed flashing is also the cause of blow-offs, tenting and billowing. These occur when seams or laps are exposed to the elements resulting in parts or, in dramatic circumstances, the entire roof to blow off. This is a problem that happens with bitumen roofs. Basically, a roof needs to have good wind uplift resistance to stop this from happening and if seams or laps are not fixed or cured then this resistance is greatly reduced.

Are repairs guaranteed?

It generally depends on the age & condition of the roof how long we are able to guarantee repairs for. However, a majority of repairs that we carry out to roofs come with a labour & material guarantee for a minimum of 1 year.

Unsatisfactory installation

Sometimes we have to look further back to find the cause of the problem. Unfortunately, the installation of a roof can be unsatisfactory and sometimes roof repairs have to be carried out because of poor installation. Here at Exall Roofing we not only provide excellent roof repairs, but also professional roof installation, saving your time, money and stress in the future. Sometimes the only way to prevent roof damage is to employ passionate and capable roofing contractors like us.

Ponding water

Ponding water is a particular issue with flat roofs, especially if standing water is not being drained properly. If watering is still standing on your roof after 48 hours then you have a ponding issue. This can lead to entire roofs needing to be replaced as well as further, internal issues. Common causes of ponding include, incorrect pitching and blocked gutters.

Shrinkage

Sometimes, the materials on roofs, such as membranes, can shrink leading to splits, cracks, and blistering. Shrinkage can happen due to extreme temperature changes. If this happens then leaks and moisture ingress can occur as well as blow-offs, tenting and billowing (discussed above). Here at Exall Roofing, we have had lots of experience rectifying the issues caused by shrinkage so believe us when we say it can be better for you in the long term to carry out regular maintenance and checks on your roof.

No maintenance

If checks and regular maintenance are not carried out on your roof regularly, you could miss an important sign that can indicate the beginning of damage. By doing this you can catch the problem earlier and save you're self a lot of money and problems further down the line.
